What is the difference between rent guarantee and legal expenses cover?

Rent Protection covers up to £2,500 per month for up to 12 months of rent owed by a tenant, provided you are actively pursuing eviction. Legal Expenses covers up to £50,000 of professional fees for solicitors, claims handlers, and accountants across six areas including eviction, dilapidations, squatters, property infringement, and legal defence.

How much does rent guarantee insurance cost?

Rent guarantee insurance typically costs between 2-5% of your annual rental income, though this varies based on:

  • Property type and location
  • Tenant type (professionals, students, DSS)

Do I need to get a tenant reference before taking out the policy?

Yes. Proper tenant referencing is a fundamental requirement for any claim to be valid. Most insurers will exclude claims if a tenant reference has not been obtained. We strongly recommend thorough referencing including credit checks, employment verification, and previous landlord references.

How quickly do I need to notify a claim?

You must notify claims as soon as reasonably possible once you become aware of the insured incident, and typically within no more than 45 days of becoming aware. Failure to notify within this timeframe could affect your ability to claim. We recommend notifying us immediately when any issue arises.

What are the prospects of success requirements?

Most policies exclude claims if there are less than 51% prospects of success. Additionally, insurers may decline to pursue a claim if they consider it unlikely a reasonable settlement will be obtained, or where the likely settlement amount is disproportionate compared with the time and expense incurred.

Does the policy cover squatters?

Yes. Comprehensive policies provide up to £50,000 of advisers' costs to pursue legal action to evict anyone who is not your tenant or ex-tenant from the insured property and who has not got your permission to be there. This is a valuable protection for landlords whose properties may be vulnerable to squatting.

Can I cancel the policy?

If you've taken out this insurance as an optional add-on, you can typically cancel at any time by contacting us and giving 14 days' notice. If you cancel within 14 days of taking out the insurance, you'll receive a full refund provided no claim has been made. After 14 days, you'll receive a refund less an amount for the time cover has been provided, again subject to no claims being made.

Where am I covered geographically?

The policy provides cover throughout the United Kingdom (England, Scotland, Northern Ireland, Wales), the Channel Islands, and the Isle of Man.

What happens if it costs more to handle a claim than the amount in dispute?

If it may cost the insurer more to handle a claim than the amount in dispute, they can decide to pay you the amount in dispute directly, which will then constitute the end of the claim under the policy. This is a practical approach that ensures efficient resolution of smaller disputes.

Do I need prior approval for legal costs?

Yes. You must gain the insurer's consent before incurring any legal advisers' costs. Any advisers' costs or other expenses incurred which have not been agreed in advance or are above those for which prior written approval has been given will not be covered. Always contact us before instructing solicitors.

What are the main exclusions I should know about?
